Representative transactions and cases:

Representation of shopping center owner in a rezoning application with municipality and hearings before development commission and neighborhood association whereby approval was obtained to permit a restaurant use. This use had previously been denied.

 

Representation of landlord who owns class A office building in an eminent domain action by municipality successfully negotiating with city officials for approximately $85,000 more than originally offered for taking plus additional benefits, including tax abatement, new points of access and parking lot reconfiguration at city’s expense, easements, and land swap and successful negotiation with mortgage lender for release of property from lien and loan modification.

 

Representation of national real estate company in its acquisition of retail structures and tenant-in-common sales of interests.

 

Representation of family business that owned multi-unit residential properties with values in excess of $10,000,000 by completing company wind-down, distributing assets and providing succession planning to children and establishing new business entities for properties owned by children in order to continue operations. Utilized a 1031 like-kind exchange to lessen the client’s tax consequences.
